Aletta Heights

Located in Amsterdam’s Schinkelkwartier, an evolving district defined by sustainability, mixed-use development, and a strong presence of greenery and water, the project is positioned within a forward-looking urban vision.

Panoptikon developed a series of exterior and interior images, alongside a cinematic film, crafted to strengthen the project’s market presence and support the client’s sales strategy.

A short film, straight to the point

The film positions the project in the context of Amsterdam using bespoke video footage, emphasizing on public transport connections.

The 3D part of the film showcases the inviting usability of workspaces and communal areas, as well as the vibrant apartment typologies targeted at a young audience.

Comunity focused Eco Design

The first phase introduces a residential volume of 58 apartments, organized across 11 levels and anchored by a permeable ground layer of approximately 400 m² dedicated to office and commercial use.

This base establishes an active interface with the city, positioning the building not as an isolated object, but as part of a broader urban system.

Aletta is defined by an inclusive, environmentally conscious, and socially driven approach.

The project aligns affordability with forward-looking living: positioning housing within the context of future urban needs. It seeks a calibrated balance between people and nature, where biodiversity and wellbeing are treated as core drivers rather than additions.

The result is a coherent system: efficient, sustainable, and deliberately optimized at both architectural and urban levels.

Expressive interiors

We produced the interior concept design for a few public areas and apartment units.

The ground floor is conceived as an open and active interface: integrating expansive office spaces, residential access points, and dedicated areas designed to foster a sense of community among residents.

Each apartment is conceived to deliver a high standard of living for a young target audience, through efficient spatial organization, controlled natural light, and the integration of private outdoor space as an extension of the interior experience.

Premium Floor Plans

We were commissioned to develop and articulate the floor plans across all apartment typologies, establishing a clear and consistent framework for how each unit is understood.

Our process began with the integration of our interior design approach directly into the layouts, ensuring that spatial intent, functionality, and atmosphere are embedded within the plans themselves. This allowed each apartment to be read not just as a diagram, but as a considered living environment.

The plans were then translated into refined visual representations, designed for clarity and impact. Carefully composed and easy to navigate, they communicate both structure and quality—presenting each unit in a way that is accessible, engaging, and aligned with the project’s overall positioning.

The building and its surroundings are structured as a continuous green environment, shaped by shared gardens and livable outdoor spaces.

Biodiversity and ecology are treated as fundamental drivers, informing the project’s spatial character and long-term performance.

Aletta’s gardens are conceived as active landscapes: designed to engage, inform, and cultivate a deeper awareness of plant life and natural systems.

They support a broader agenda: enhancing quality of life, preserving ecological value, and advancing sustainable practices.
