Botanica is a 60,000m2 development in the Cloche d'Or district of Luxembourg, developed by Codic Group, boasting offices, a hotel, services and retail set in 2.1 hectares of parkland.
Panoptikon produced an initial set of still images that would power the sales and marketing efforts.

“The Botanica project proposes an «Office Resort» of nine buildings offering 53,000 m² of offices, a hotel, an auditorium, restaurants, a gym, terraces, an outdoor recreation area.
Immersing yourself in the nature is at the heart of the Botanica experience. Its 2.1-hectare park offers a unique working environment that evolves with the seasons, where greenery and water bodies create a soothing and inspiring atmosphere.”

User-centric Eco design
“Botanica represents 53,000m2 of office space, and around 4,500 people are expected to work on the site every day. The priority is to create a workspace that promotes the wellbeing of occupants, collaboration and proximity to nature.
The hotel concept is that of a 4* Apart Hotel. There will also be restaurants, a gym, childcare and local shops. At the heart of this new complex, green spaces play an important role. They will be developed in a comb-like pattern, with the buildings fitting into the gaps left by the landscaped areas.
To create this park, which will also feature a lake, Codic has reintroduced open land to the plot.
The project aims to increase biodiversity and respond to the ambition to create mixed, greener neighborhoods, developing islands of coolness that will help to regulate the microclimate in the urban environment.”

Lush vegetation for a rich outdoor experience
“Codic firmly believes in the value of the office as a growth asset. But the office must evolve and that is why we are developing Botanica. We are going to offer occupants experiences,” emphasizes Vincent Beck.
With, therefore, a mix of work, leisure and social life whose ambition is “to bring employees back to offices” after the covid-19 pandemic period which saw teleworking explode and become anchored in work habits.”

“Delivery of the project is planned in several phases, with the first scheduled for the first quarter of 2027. It will include two office buildings, a hotel, an auditorium, a crèche and two restaurants.
Phase 2 is scheduled for 2028 and phase 3 for 2030. Several certifications are envisaged (Breeam, Well, Biodiversity, Carbon Footprint).
Codic is also the developer of the Royal-Hamilius project in Luxembourg, Altitude in Leudelange and Espace Kennedy, The Square and K2 in Kirchberg.”
