Set at one of the highest elevations in the BVI, The Summit commands expansive, uninterrupted views across sea and horizon, shifting continuously from first light to dusk.

Estate Homesite 12 offers the scale and topographic range to support a singular residential vision. Spanning nearly 30 acres of ridgeline and hillside, it allows for a composition of built elements—primary residence, guest villas, wellness spaces, and outdoor living, carefully positioned within the landscape.

The result is not simply a property, but a fully articulated private domain, defined by its setting, its openness, and its potential.

Living at the Core

The project is positioned at the operational core of the island, directly connected to its key amenities and infrastructure. It is structured as a composed system of three elements: the Honeymoon Suite, the Village, and the Great Lawn.

The Village introduces a range of nine residential typologies, each defined by a distinct spatial logic and identity. Together, they establish a varied yet cohesive living framework.

Set apart, the Honeymoon Suite operates as the project’s focal point: defined by expansive, open interiors, elevated views, and a spatial configuration designed to support both privacy and family experience.

Refined Luxury

The interiors of the Honeymoon Suite are conceived as a seamless extension of the landscape, where architecture, materiality, and view operate as a unified composition.

Generous, open volumes are framed by a restrained palette of natural stone, warm timber, and soft textiles, creating a calm and grounded atmosphere. Large openings dissolve the boundary between interior and exterior, allowing light, air, and horizon to define the spatial experience.

Each space is designed with clarity and intent: balancing intimacy with openness, and positioning everyday living within a setting that feels both elevated and effortless.

Premium Living

Each suite is conceived as an independent sanctuary. The "Master Suite" and "One Bedroom" pavilions are architecturally distinct, utilizing light-filled galleries and integrated landscaping to ensure that privacy is felt, rather than just partitioned.

The Gym and Spa areas are not secondary amenities but integral components of the estate's lifestyle strategy. The inclusion of vertical water features against natural stone walls creates a sensory micro-climate, reinforcing the "Private Island" ethos.

The project represents a sophisticated evolution of Caribbean modernism: a strategic marriage of organic materiality and uncompromising structural precision.
